Shop Drawings & Fabrication — Issued from a Fully Coordinated BIM Model
Spool drawings. Panel schedules. Penetration plans. Set-out packages. MAF fabrication files. Every drawing issued directly from the coordinated 3D model — built around your superintendent, your site team, and your construction program.
What Are BIM Shop Drawings?
BIM shop drawings are construction and fabrication documents generated directly from a
fully coordinated 3D model. Unlike design drawings, shop drawings carry the precision
required to physically build, prefabricate and install building services.
A spool drawing tells the factory exactly what to cut. A penetration plan tells the GC exactly where to core. A set-out drawing tells the superintendent exactly where to place equipment — with coordinates extracted from the model, not scaled from a 2D sheet.
How Shop Drawings Differ from Design Drawings
Design drawings show intent. Shop drawings show reality. The difference is the coordinated BIM model sitting behind them — all clashes resolved, all routes confirmed, all invert levels locked.
Why the BIM Model Must Be Coordinated Before Shop Drawings Are Issued
Shop drawing geometry is fabrication geometry. Spool geometry is signed off — every cut length and fitting count is fabrication-ready. If the model is still moving (clashes being resolved, routes being changed), the shop drawing is wrong the moment it’s issued.
Our Shop Drawing & Fabrication Workflow
BIMBAM does not issue shop drawings from uncoordinated models. The model must reach zero hard clashes before a single spool drawing leaves the team.
Superintendent Preference Briefing (Before a Single Drawing Is Issued)
Every superintendent runs the job differently. Before the first drawing is produced, our BIM Lead meets or calls the superintendent to confirm:
- Preferred drawing format: A1 / A3 / A4, portrait or landscape, PDF or printed
- Level of annotation: full dimensions and notes vs. clean minimal callouts
- Delivery method: BIM 360 transmittal, email PDF, shared drive, or hard copy
- 3D content preference: some supts want isometrics on every sheet; others want 2D only
- RFI routing: direct to BIM Lead or through PM
- Markup format for redlines: PDF markups, site photos, or a call
Shop Drawing Generation from the BIM Model
All drawings generated directly from the coordinated Revit model — no manual redraw, no transcription error:
Mechanical & Hydraulic Spools:
- Each spool uniquely numbered, tagged and traceable back to the model element
- Pipe spools: isometric view, cut lengths, fitting schedules, material grade, pressure
rating, end connections - Ductwork spools: flat-pattern views, seam locations, duct gauge, insulation spec,
connection details - Hanger and support locations dimensioned on every spool sheet
- Penetration sleeves called up with size, material, fire collar rating, centreline level
- Spool sheets issued per zone and floor — fabrication sequence matched to construction program
Electrical:
- Cable tray layout drawings: tray width, height, support centres, changes of direction
- Tray stacking order confirmed and dimensioned
- Panel schedules: board reference, circuit number, load description, cable size, conduit route
- Lighting and power layout overlaid on RCP
Fire Protection:
- Sprinkler head layout plans from model — head spacing, type, deflector level
- Hose reel and hydrant layout drawings — cabinet face dimensions and clearance zones
- Fire detection cable routing plans
- Test header and drain valve positions
Penetrations:
- Penetration schedule extracted directly from BIM: service type, size, fire rating, sleeve spec
- Slab penetration plans issued per floor — grouped by pour zone to match construction program
- Fire-rated penetration matrix: penetration ID, rating, seal system, installer, inspection status
- Builder’s Work Opening (BWO) drawings issued to GC minimum 3 weeks before pour
Set-Out:
- Set-out coordinates extracted from BIM model and issued in table format — not scaled from drawing
- Equipment set-out: X/Y from nearest column or grid, Z from FFL or structural datum
- All set-out tied to the same shared coordinate system used in the BIM model
Fabrication File Export (MAF / CADmep)
MAF fabrication files exported from Fabrication CADmep — part numbers, cut lengths and
material specs embedded:
- Spool numbering in MAF matches spool drawing numbering — one-to-one traceability
- Cut list and material take-off generated from model
- Revision control on all MAF files — superseded versions withdrawn, factory notified immediately
- IFC export for structural steel fabrication
- DXF / DWG export for laser cutting and custom fabrication items
- Electrical panel wiring schedules exported in fabricator-specific format
Prefabrication Zone Strategy & Site Interface
- Prefabrication zones identified with PM and superintendent at program review — early is critical
- Coordination for prefab zones completed and signed off minimum 6 weeks before factory production
- Prefab modules designed in BIM — connection interfaces, structural supports, delivery access
- Crane lift studies conducted in BIM for large modules — pick points and clearances confirmed
- Delivery sequence drawings issued to site: which module lands where, in what order, on what date
- Module identification tags on drawings match physical tag on fabricated item
Quality Control Before Every Issue
Every drawing checked by a second BIMBAM team member before issue — peer review is mandatory:
- Dimensions and levels verified against current coordinated model
- Fitting schedules cross-checked against model element count
- Drawing number, revision, date and project reference confirmed on title block
- Previous revision changes confirmed as captured — revision cloud on every changed element
- Spool numbers confirmed against master spool register
As-Built Capture & Model Update
- As-built feedback requested from superintendent at zone completion
- Site deviations captured in as-built log — reason and date recorded
- BIM model updated from as-built feedback at agreed intervals
- As-installed drawings reissued after model update — clearly marked AS-BUILT
- O&M manuals and handover documentation generated from as-built model, not design-intent drawings

MAF Fabrication Files — More Than a Factory Export
Most teams treat .MAF files as fabrication output only. That leaves a significant resource unused. Every .MAF file carries structured data that feeds quantity takeoffs, material estimation, procurement schedules and cost planning.
| MAF Data Field | What It Contains | Used By |
|---|---|---|
| Spool data | Pre-cut pipe and duct lengths per spool | Factory |
| Fitting schedule | Types, counts, connection specs per spool | Procurement |
| Part numbers | Unique IDs linked back to BIM element | Site + Factory |
| Material data | Pipe grade, duct gauge, insulation spec | Estimation |
| Zone / floor tags | Elements tagged by construction zone | PM + Cost |
MAF Fabrication Files — More Than a Factory Export
When MAF spool quantities and BIM schedule quantities agree, the model is confirmed fabrication-ready. Any discrepancy is a red flag — BIMBAM investigates before any figures leave the team.
24/7 Drawing Delivery & Short-Notice Response
Overnight Turnaround for Urgent Requests
BIMBAM operates across time zones. When a deadline hits at 11pm, someone is at a screen:
- Night-shift BIM capability for urgent drawing requests — activated same day
- On-call BIM Lead for every active project — direct mobile, always answers
- Concrete pour drawings issued overnight for next-morning pour — routinely before 6am
- Urgent penetration schedule updates turned around within 4 hours of structural sign-off
- Design change issued at 4pm — redrawn and reissued before next morning’s toolbox talk
- Site discovery (unexpected existing service) — solution modelled and drawn same day
The 30-Minute Acknowledgement Rule
Any drawing request marked URGENT is actioned within the hour. But even if BIMBAM cannot start immediately, the superintendent knows within 30 minutes. A superintendent who doesn’t hear back is a superintendent who starts solving the problem themselves — and that’s when errors happen.
Short-Notice Protocol:
- BIM Lead calls superintendent to confirm scope before starting — no wasted effort
- Progress updates issued during overnight work — superintendent knows status at midnight
- Revised drawing issued within 2 hours of receiving redlines
- All urgent requests logged with full audit trail
Drawing Format & Delivery Flexibility
- PDF issued as standard — DWG available on request, no upcharge
- 3D isometric views from BIM model on request — on spool sheet or separate view sheet
- Revizto model link with every drawing package — 3D view on any device

Shop Drawings & Fabrication FAQs
What is the difference between spool drawings and shop drawings?
A spool drawing is a specific type of shop drawing for a pre-fabricated pipe or duct assembly.
It shows cut lengths, fitting types and connection specs for a discrete fabricated unit.
Shop drawings is the broader category — including spool drawings, panel schedules, penetration
plans, set-out drawings, and electrical tray layouts.
What is a MAF file and who uses it?
A .MAF (Manufacturing and Fabrication) file is exported from Fabrication CADmep and carries
pre-cut lengths, fitting specs and part numbers directly from the BIM model. It is used by
the factory to fabricate off-site. BIMBAM also uses MAF data to validate BIM schedule
quantities — two sources, one answer.
How quickly can BIMBAM issue urgent shop drawings?
For urgent requests, BIMBAM provides acknowledgement within 30 minutes and starts work within the hour. Concrete pour drawings are routinely delivered overnight, before 6am.
Penetration schedule updates are turned around within 4 hours of receiving structural sign-off.
Do you work with all fabricators and factory formats?
Yes. We export MAF files, IFC, DXF/DWG and electrical panel schedules in fabricator-specific
formats. We confirm the required format with the factory before first issue and coordinate
on lead times, sequencing and revision control throughout the project.
